694,400-square-foot spec building currently available with spec and build-to- suit sites remaining across the 290-acre master-planned park
CITY OF INDUSTRY, CA – Majestic Realty Co. announced today a long-term lease agreement with Win.IT America, Inc. for the 606,480-square-foot Building #5 at its 290-acre Grand Crossing South master-planned business center. The agreement marks the second full-building lease Majestic has secured with the cross border, e-commerce supply chain provider at the park in the last two years. Win.IT also occupies the 240,500-square-foot Building #4 in a deal secured in 2023.
With nearly 3.3 million square feet of Class-A industrial space developed since 2021 at Grand Crossing South, including two of the largest buildings constructed in L.A. County in the past three years, the latest lease agreement continues to highlight the park’s appeal to a growing number of A-list tenants.
Cushman and Wakefield executive managing directors Robin Dodson and Chris Tolles represented Win.IT in both the 2023 and most recent lease.
“Occupiers have delivered a timely and convincing response to the product and location of these buildings and the best-in-class amenities offered throughout our park,” said Majestic Realty Co. “Immediate and future growth opportunities are well within sight, including a 694,400-square-foot speculative building that is currently available, as well as five additional sites for build-to-suit or spec construction ranging from 145,000 square feet to as much as 695,000 square feet,” added Majestic Executive Vice President Kent Valley.
With direct access to the 60 and 57 freeways, Building #6 features 40-foot clear height, 50-foot by 56-foot bay spacing, 112 dock-high doors, 757 auto parking spaces, 154 trailer spaces in a gated and secured yard, LED lighting with sensors and ESFR fire protection system.
In addition, Industry Public Utilities’ (IPU) new underground 12,000-volt Grand Crossing South distribution system delivers capacity, reliable service and lower electric rates (currently saving customers an average of 47% compared to investor-owned utility rates, according to IPU). By the end of 2024, 89% of power provided to IPU customers will be generated from renewable energy sources, such as wind and solar.
The park also offers restaurants and retailers at The Marketplace and The Village, the development’s 400,000 square-foot Four Corners retail component at the intersection of Valley Boulevard and Grand Avenue.
